Selma is a small city of 10,952 people (2020 Census) on I-35 at Loop 1604, about 5.5 road miles from JBSA-Randolph's Lindsey (Main) Gate. The decision that matters most here is which county the house sits in. Selma spans Bexar, Guadalupe and Comal counties, and the county decides your appraisal district, your county tax rate and, in the city's own listing, your school district. In the 12 months ending October 1, 2026, 91 homes with a Selma address closed in the MLS: 52 on the Bexar side at a median of $275,000 and 39 on the Guadalupe side at a median of $290,000. Where is Selma, and how far is it from JBSA-Randolph and Fort Sam Houston?

Quick answer: Selma sits where I-35 meets Loop 1604, northwest of Randolph. From Selma City Hall it is 5.5 road miles to the Randolph Lindsey (Main) Gate and 15.5 road miles to the Fort Sam Houston Walters Street Visitor Center.

The city describes itself as about five square miles, sixteen miles northeast of downtown San Antonio, on the old Austin road that is now I-35 (City of Selma). The distances below are Google Maps routes from Selma City Hall at 9375 Corporate Drive, checked October 2, 2026.

Why does it matter which county a Selma home is in?

Quick answer: The county decides which appraisal district values the home, which county tax rate is on the bill, where you file a homestead or disabled veteran exemption, and, per the city's list, which school district serves it. The city's own tax rate is the same on every side.

The City of Selma states that it lies in three separate counties: Bexar, Guadalupe and Comal (City of Selma, Current City Tax Rates). What stays the same across the county line: the City of Selma lists its property tax rate as $0.1891 per $100 of value, and the city supplies water, sewer and garbage service to its customers. The city lists CPS, GVEC and Reliant Energy (Entex) under electric service, so ask which provider serves the house you are considering. The county, school district and any special-district rates are separate lines on the bill, so pull the actual jurisdictions for the address instead of assuming a neighbor's total rate applies to you.

If you buy a home you live in, you file the homestead exemption with the appraisal district for that county, and a disabled veteran exemption goes to the same office. The price spread is wide: $179,900 to $690,000. The top of that range is new or newer construction in Selma Park Estates; the bottom is 2000s-era resale in Retama Ridge and Kensington Ranch.

Which Selma subdivisions actually trade, and at what price?

Quick answer: Two subdivision families did most of the volume: the Kensington Ranch sections on the Guadalupe side and Retama Springs on the Bexar side. Together they were 48 of the 91 closings, and both had medians under $280,000.

Groups of 13 or fewer sales are small, so treat their medians as rough.

A median under $300,000 is useful context for a VA buyer comparing this area with Schertz and Cibolo, but it does not tell you what a specific house will appraise for or what you will be approved to borrow. How do I decide between Selma, Schertz, Live Oak and Universal City?

Quick answer: Start with the gate you will use and your budget, then check the county and school district for each address. Selma's homes are mostly 2000s and 2010s subdivisions near I-35 and Loop 1604; the neighboring cities each have their own mix.
