This Privacy Policy explains how Veteran Real Estate San Antonio: The Beal Group, operated by Dozzer LLC ("we," "our," or "us"), collects, uses, and protects information in connection with our showing follow-up communications. We are committed to handling your information responsibly and in compliance with applicable law, including the Telephone Consumer Protection Act (TCPA).

1. Who This Policy Applies To

This policy applies to licensed real estate agents who schedule property showings on listings managed by Christopher Beal through the MLS showing management system (ShowingTime/BrokerBay). This program is not directed at consumers or the general public.

2. Information We Collect

When a licensed agent schedules a showing through ShowingTime or BrokerBay, the system provides us with the following information:

• Agent's name
• Agent's phone number
• Agent's email address
• Brokerage name and license information (as provided through the MLS)
• The property address and date/time of the confirmed showing

We do not collect this information directly — it is transmitted to us automatically through the MLS showing management integration as part of the showing confirmation process.

We do not collect sensitive personal information such as financial data, Social Security numbers, health information, or demographic data.

3. How We Use Your Information

The information we receive is used solely to:

• Send a single, personalized follow-up text message to the showing agent containing a video walkthrough of the property they showed and a property intel report
• Maintain internal records of showing communications for compliance and deduplication purposes (to ensure we do not send repeat messages for the same agent and listing)

We do not use your information for marketing campaigns, advertising, or any purpose unrelated to the specific showing follow-up described above.

4. Message Frequency

We send one (1) text message per agent, per listing. This message is triggered only upon the first confirmed showing request for a given listing. We do not send recurring promotional messages. Total message volume is very low — typically between 5 and 15 messages per month across all listings.

5. TCPA Compliance and Consent

We operate this messaging program in compliance with the Telephone Consumer Protection Act (TCPA) and CTIA guidelines. Consent to receive our showing follow-up text is established when a licensed agent schedules a showing through the MLS system (ShowingTime/BrokerBay). ShowingTime's terms of service, which all MLS members agree to, authorize listing agents to send showing-related communications to the scheduling agent.

Agents can also opt in to receive messages by texting START to (726) 266-2396.

To opt out at any time, reply STOP to any message you receive from us. Once you reply STOP, you will not receive further messages from this program. Standard message and data rates may apply.

6. Data Sharing

We do not sell, rent, trade, or otherwise share your personal information with third parties for their own marketing or commercial purposes. Period.

We may share your information only in the following limited circumstances:

• Service providers: We use Twilio to deliver text messages. Twilio processes phone numbers as necessary to route and deliver messages. Twilio's privacy practices are described at twilio.com/legal/privacy.
• Legal compliance: We may disclose information if required to do so by law or in response to a valid legal process.

No other third-party sharing occurs.

7. Data Retention

We retain showing contact records (name, phone number, listing address, message timestamp) for a period of two (2) years from the date of the showing confirmation. This period allows us to maintain compliance records, honor opt-out requests, and prevent duplicate messages.

Opt-out records (STOP requests) are retained indefinitely to ensure continued compliance with opt-out preferences.

After the retention period, contact records are deleted or anonymized.

8. Data Security

We take reasonable precautions to protect the information we receive. Access to showing contact data is limited to Christopher Beal and the automated systems required to deliver the follow-up message. We do not store contact data in publicly accessible systems.

9. Your Rights and Data Deletion Requests

You have the right to:

• Request a copy of the information we hold about you
• Request correction of inaccurate information
• Request deletion of your information from our records
• Opt out of receiving text messages at any time by replying STOP

10. Changes to This Policy

We may update this Privacy Policy from time to time. If we make material changes, we will update the "Last Updated" date at the top of this page. Continued use of the showing scheduling system after changes are posted constitutes acceptance of the updated policy.
