VA Loans

How does a VA loan work in San Antonio?
A VA loan is a mortgage benefit for eligible veterans, active-duty service members, and surviving spouses — guaranteed by the U.S. Department of Veterans Affairs. In San Antonio, VA loans allow eligible buyers to purchase with zero down payment — as long as the sales price does not exceed the home's VA-appraised value — and with no private mortgage insurance (PMI). VA does not set a minimum credit score, but individual lenders do, and you must still meet your lender's credit and income standards. Yes. VA loan entitlement can be restored and reused. If you've paid off a previous VA loan and sold the property, your full entitlement is generally restored once VA approves it. If the loan is paid off but you keep the home, restoration without a sale is a one-time benefit under 38 U.S.C. §3702(b). The VA funding fee is a one-time fee paid to the VA at closing — as of 2026 it ranges from 1.25% to 3.3% of the loan amount depending on your down payment and whether this is your first use of the benefit. It can be financed into the loan. There is no disability-rating percentage threshold for the exemption. The fee is waived if you are receiving VA compensation for a service-connected disability; would be entitled to compensation but receive retirement or active-duty pay instead; receive Dependency and Indemnity Compensation as a surviving spouse; have a proposed or memorandum rating before closing; or are an active-duty member who provides evidence of a Purple Heart on or before closing. What is the Bexar County homestead exemption and how do I apply?
The Texas homestead exemption reduces the taxable assessed value of your primary residence. For school district taxes the standard residence homestead exemption is $140,000 as of the 2026 tax year — raised from $100,000 by Proposition 13, approved November 2025 and effective for tax year 2025 forward. Texas has increased this figure several times in recent years, and county, city and other taxing units set their own separate exemptions, so verify current amounts with the Bexar Central Appraisal District (BCAD) at bcad.org. Since 2022 a buyer who acquires a home after January 1 can generally receive the general homestead exemption for the remainder of that same tax year as soon as the home qualifies, provided the previous owner did not already claim the same exemption for that year; the over-65 and disabled-person exemptions follow different timing rules. Do veterans get a property tax exemption in Texas?
Yes — Texas offers some of the strongest veteran property tax exemptions in the country. Veterans with a VA service-connected disability rating receive a flat dollar reduction in assessed value under Tax Code §11.22 — currently $5,000 (10–29%), $7,500 (30–49%), $10,000 (50–69%) and $12,000 (70–100%). It is a fixed amount set by rating bracket, not a percentage reduction, and it may be applied to any one property the veteran owns. A veteran who receives 100 percent VA disability compensation because of a 100 percent rating or a determination of individual unemployability is entitled to a total exemption from property taxes under §11.131 — that one applies to the residence homestead only, not to other property. Surviving spouses of qualifying veterans may also be eligible if they have not remarried.
