What Is the Texas Homestead Exemption, and Who Qualifies in San Antonio?
The exemption does not lower your home value -- it lowers what the taxing units are allowed to tax. Bexar Central Appraisal District still appraises the house at market value. The exemption is subtracted from that value before each taxing unit applies its rate, so a $140,000 school exemption on a $300,000 home means the school district taxes $160,000 instead of $300,000.
Texas calls this the residence homestead exemption, and the qualification rules are narrow on purpose. You must be an individual owner, not a corporation or an LLC. The property has to be your principal residence, which rules out rental houses, second homes, and the lake place in Canyon Lake. And you can hold only one homestead in the state at a time.
The driver license match is where most San Antonio filings get rejected. The address on your Texas driver license or state ID must match the property address on the application. If you closed on a house in Alamo Ranch last month and your license still shows your old Converse address, update it at the Texas Department of Public Safety first, then file.
Manufactured homes qualify. Condominiums qualify. Up to 20 acres qualify if the land is used as part of the residence. Heir property qualifies too, which matters in older near-downtown neighborhoods where a house has passed through a family without formal probate -- Texas lets an heir occupying the home claim the exemption with an affidavit.
How Much Does the Homestead Exemption Actually Save in Bexar County?
The math is simple once you separate the taxing units. Your Bexar County tax bill is not one tax. It is a stack -- school district, City of San Antonio, Bexar County, the hospital district, the community college district, and sometimes a MUD or PID. Each unit applies its own rate to its own taxable value, and the homestead exemption reduces that taxable value differently for each one.
Two of those reductions are large and automatic once you file. The school district exemption is a flat $140,000 off. The City of San Antonio exemption is 20 percent of appraised value, so it scales with the house -- a bigger home gets a bigger city break in dollar terms.
To run your own number, pull your notice of appraised value, find each taxing unit and its rate, subtract the exemption that unit allows, and multiply. The Bexar County tax office publishes the rates for every unit, and your notice lists exactly which units bill your parcel.

How Do You File for a Homestead Exemption in Bexar County?
Nobody files it for you. Not your title company, not your lender, not your REALTOR. The exemption is a homeowner filing, and the single most expensive assumption I see in San Antonio is a buyer who thinks it came with the closing package.
- Update your driver license first. The address on your Texas license or DPS-issued ID has to match the property. Do this before you file, not after the rejection letter.
- Find your property on the Bexar CAD site and note the property ID from your notice of appraised value or your closing documents.
- Complete Form 50-114, the Residence Homestead Exemption Application. Check every box you qualify for on the same form -- general, over-65, disabled, veteran, or surviving spouse.
- Submit it to Bexar CAD through the online exemption portal or by mail. Keep the confirmation.
- Verify it landed. Pull your account on the Bexar CAD site a few weeks later and confirm the exemption codes show on the record. This is the step almost everyone skips.
If you bought mid-year, you do not wait until next January. Texas lets a new owner file as soon as they own and occupy the home, and the exemption is prorated from the date you qualify. If you missed it entirely, you can still file up to two years late and recover the savings for those years.
What Is the 10 Percent Appraisal Cap, and Why Does It Matter More Than the Exemption?
The cap is the quiet half of the benefit. The exemption is a fixed subtraction. The cap is a rate limiter on how fast your assessment can climb, and it compounds in your favor every year you stay.
Picture a house appraised at $300,000 in a neighborhood that jumps 18 percent in a hot year. Without the homestead flag, the appraised value can follow the market to $354,000. With it, the district can only carry you to $330,000, and the gap between market value and capped value rolls forward.
Two things reset it. Selling resets the cap for the new owner, who starts at full market value. And new construction -- a pool, an addition, a casita -- is added on top of the capped value in the year it is completed.

Which Extra Exemptions Can You Stack on Top of the Homestead?
Stacking is where the real money is, and it is chronically underclaimed in San Antonio. This is a military town with a large retiree population, and the same form that gets you the general exemption gets you the rest -- you just have to check the boxes.
Over 65. The year you turn 65 you add $60,000 in school exemptions and an $85,000 city exemption, and your school and city tax bills freeze at a ceiling. That ceiling is portable to a new Texas homestead as a percentage, which matters if you downsize. A surviving spouse 55 or older keeps it.
Disabled person. Same structure as the over-65 exemption, available at any age if you meet the Social Security disability standard. You cannot take both the over-65 and the disabled person exemption from the same taxing unit -- you pick the better one.
Disabled veteran. A 100 percent service-connected rating, or an individual unemployability determination, produces a total exemption on the residence homestead. Ratings below 100 percent produce a tiered dollar exemption instead. The surviving spouse of a veteran who died on active duty or held the 100 percent exemption can keep it. None of these are automatic when your circumstances change. Turning 65 does not trigger anything at Bexar CAD. A new VA rating letter does not either. You file.
What Happens to the Exemption When You Buy or Sell a Home in San Antonio?
This is the single most common payment shock I see with San Antonio buyers. A listing advertises annual taxes of $4,900. That number reflects a long-time owner sitting on a decade of capped value with a homestead exemption in place. You buy it, the cap resets to market value, and your escrow analysis a year later asks for several hundred dollars more a month.
Protect yourself two ways. Ask your lender to escrow based on the property at full market value with only your own exemptions, not the seller's bill. And file your homestead exemption the week you close, not next spring.
On the sell side, the mirror problem: if you buy your next house before selling, you can only claim one homestead. And if you are relocating out of San Antonio, notify Bexar CAD when the property stops being your principal residence. An exemption you are not entitled to becomes back taxes plus penalty when the district catches it.
What Homestead Exemption Mistakes Cost San Antonio Homeowners the Most?
Never pay for this. Companies mail official-looking letters offering to file your homestead exemption for $50 or more. Form 50-114 is free from the Texas Comptroller and free to submit to Bexar CAD. There is no expedited version and no service you are missing.
The other expensive one is silence after a life change. You turned 65 two years ago. You got a 100 percent VA rating last spring. Your spouse passed and the exemption was in their name. In every case the savings are sitting there unclaimed until you file, and Texas will only look two years back.
