LAST UPDATED: OCTOBER 14, 2026

The short answer: Valley Hi is an established neighborhood in ZIP 78227 beside JBSA-Lackland, and its recent sale prices sit well below the ZIP-wide median. In my LERA MLS pull of the 26 closed sales in the Valley Hi subdivision from October 1, 2025 to October 14, 2026, the median sale price was $149,000, with a range of $75,000 to $229,000, and 25 of the 26 homes were built between 1958 and 1970. Two conditions come with that answer. First, the neighborhood is split between Northside ISD and Southwest ISD, so the school district depends on the street, not the subdivision name. Second, on a VA loan an older home has to meet VA's minimum property requirements at appraisal, and homes built before 1978 also carry the federal lead-based paint disclosure, so budget time and money for condition items before you write an offer.

Where Valley Hi Is, Relative to JBSA-Lackland

Valley Hi sits in ZIP 78227 on the southwest side of San Antonio, next to JBSA-Lackland. Every Valley Hi sale in the pull below carries a 78227 address. JBSA's own list of Lackland gates includes a Valley Hi Gate, which is why the name comes up so often with Lackland assignments. Gate hours and which gates are open change, so check the current list on the JBSA gate hours page before you plan a commute around one.

I am not publishing a drive time here, because I do not have a sourced, dated route measurement for a specific street to a specific gate at a specific hour. If you send me the address you are looking at and your duty location on base, I will run that exact route at the hour you would actually drive it.

What Valley Hi Homes Sold For (October 2025 to October 2026)

These figures come from my own pull of the San Antonio MLS. The Valley Hi rows cover every closed residential sale recorded under the subdivision name "VALLEY HI" in the window shown; the query returned all 26 records with no further page, so this is complete coverage of that label, not a sample. The ZIP-wide row is there for context, because many nearby homes are recorded under other subdivision names.

Source: LERA MLS (San Antonio Board of REALTORS data), pulled by Christopher Beal on October 14, 2026. Property type: residential (RE). Valley Hi: SubdivisionName "VALLEY HI", status sold, CloseDate on or after 2025-10-01; 26 records, complete (no next page); a separate "VALLEY HI III" label had one more sale and is not included. ZIP 78227: status sold, CloseDate on or after 2026-04-17, 114 records; active, option and pending statuses for the inventory row. Medians are of the records returned; MLS subdivision labels are entered by listing agents, so a few Valley Hi sales recorded under another name may be missing.

What the table tells a buyer: Valley Hi is mostly smaller three- and four-bedroom homes from the late 1950s and 1960s, and the spread between the cheapest and most expensive sales is wide for a neighborhood of similar-age houses. That spread is mostly condition. The low end is where you find homes that need significant work, and those are the ones most likely to have trouble at a VA appraisal. Ask for the sold comparables on the specific street before you decide what a fair offer is.

Schools: Northside ISD or Southwest ISD Depends on the Street

Valley Hi is not served by a single school district. Of the 26 sales above, the listings for 16 named Northside ISD campuses, including Valley Hi Elementary and John Jay High School; 6 named Southwest ISD campuses, including Sun Valley Elementary and Southwest High School; and 4 said only "call district". Both elementary schools have 78227 addresses: Valley Hi Elementary is a Northside ISD campus at 8503 Ray Ellison Dr, and Sun Valley Elementary is a Southwest ISD campus at 6803 SW Loop 410.

Listing school fields are typed in by agents and are sometimes wrong, so do not rely on them. Confirm the assignment for the exact address with the district: Northside ISD or Southwest ISD. The district also changes which appraisal-district taxing units apply to the property, so the same check affects your tax estimate.

Buying a 1960s Home With a VA Loan: What to Check First

Price is rarely the obstacle in Valley Hi. Condition is. A VA appraisal checks the home against VA's minimum property requirements, which are about safety, soundness and sanitation, not cosmetics. Your lender's appraiser applies VA's current Lender's Handbook (VA Pamphlet 26-7, Chapter 12). On houses this age, these are the items I look at before you write an offer:

  • Roof: age, visible damage and remaining life. A roof the appraiser flags has to be dealt with before a VA loan can close, so know its condition before you negotiate.
  • Electrical and heating: original panels, wiring and older HVAC equipment. Get a licensed inspector's opinion during the option period rather than waiting for the appraisal.
  • Foundation and drainage: look for cracks, sticking doors, uneven floors and how water drains away from the house. A structural opinion during the option period is cheaper than a surprise.
  • Paint on a pre-1978 home: for homes built before 1978, the VA appraiser looks for defective paint, meaning chipping, peeling, cracking or loose paint, and it can have to be corrected before closing. The appraiser reports the condition; they do not test for lead.

The federal lead-based paint disclosure applies to most of these homes. For most housing built before 1978, the seller must give you the EPA pamphlet "Protect Your Family From Lead in Your Home", disclose any known lead-based paint and hazards, share any reports they have, and give you a 10-day opportunity to have a paint inspection or risk assessment done, which the parties can change in writing or you can waive (EPA, Real Estate Disclosure, checked October 14, 2026).

On the loan itself: if you have full VA entitlement, VA does not set a loan limit, although your lender still has to approve the amount and the appraisal has to support the price (VA.gov, loan limits). At Valley Hi prices that is rarely the constraint; the appraisal and repair list are. For how your housing allowance fits a payment, see my 2026 JBSA BAH buying-power guide, and for VA loan basics see VA home loans.

Valley Hi Versus Newer Areas Near Lackland

The practical trade is age and size against price. Valley Hi gives you an established street close to the base at a lower price, with the condition work that comes with a 60-year-old house. The newer master-planned areas farther west, such as Westlakes, Alamo Ranch and Ladera, trade more distance from the base for newer construction and HOAs. I compare those areas and their prices, ZIP by ZIP, in my Lackland northwest-side guide, and the wider picture across all three JBSA installations is in neighborhoods near JBSA.

If you are planning to keep the home as a rental after your next PCS, run the numbers on the specific house, including repairs, insurance and a vacancy allowance, before you treat a low purchase price as a good investment. I am a REALTOR, not a financial advisor, and the right answer depends on your own numbers.

Next step: send me the Valley Hi address you are considering, or the price range and bedroom count you need, and I will pull the street's sold comparables, confirm the school district for that address and run the route to your Lackland gate at your duty hours. Frequently Asked Questions

What do homes cost in Valley Hi, San Antonio?

In my LERA MLS pull of the 26 closed residential sales recorded under the Valley Hi subdivision from October 1, 2025 to October 14, 2026, the median sale price was $149,000 and sales ranged from $75,000 to $229,000. Across all of ZIP 78227, the 114 closed residential sales from April 17 to October 14, 2026 had a median of $193,495. Prices on a given street depend heavily on condition.

Which school district serves Valley Hi?

Both Northside ISD and Southwest ISD serve parts of Valley Hi. Valley Hi Elementary (8503 Ray Ellison Dr) is a Northside ISD campus and Sun Valley Elementary (6803 SW Loop 410) is a Southwest ISD campus. Confirm the assignment for the exact address with the district, because listing school fields are entered by agents and can be wrong.

Can I use a VA loan on an older Valley Hi home?

Yes, if the home meets VA's minimum property requirements at appraisal and your lender approves the loan. With full entitlement VA sets no loan limit. On homes built before 1978 the appraiser looks for defective paint, and roof, electrical, heating and foundation condition are common repair items on houses of this age, so get an inspection during your option period.

How long is the drive from Valley Hi to Lackland?

It depends on the street, the gate and the hour, and gate hours change. Lackland's gate list includes a Valley Hi Gate; check current hours on the JBSA gate page. I have not published a drive time because I do not have a sourced route measurement; send me the address and your duty location and I will run the exact route at your hours.

What does Serve & Save do for a Valley Hi purchase?

Serve & Save is my closing-cost credit for veteran and active-duty buyers: 1% of my gross buyer-agent commission for each verified year of active service, credited toward your closing costs. It reduces your closing costs. It requires lender approval and must appear on the Closing Disclosure. Details are on the Serve & Save page.
