San Antonio vs Austin for Veterans: 2026 Housing Costs and VA Homebuying

San Antonio and Austin offer different housing choices, but a citywide price figure cannot tell you which actual home fits your budget. Compare current homes with similar features, complete monthly costs, and the travel routes you will use.

How should you compare sale prices?

Start with two or three current homes in each city that meet the same requirements. Ask for recent comparable closed sales around each address, then compare condition, lot and home features, property taxes, insurance, HOA costs, and financing. A single citywide median mixes different homes and neighborhoods; it should not determine your offer or monthly budget.

For historical city context, the U.S. Census Bureau's San Antonio QuickFacts reports a $235,700 median value of owner-occupied housing units in 2020-2024, compared with $555,300 for Austin in the same Census measure and period. These survey values describe the existing owner-occupied housing stock. They are not September 2026 sale prices, asking prices, valuations for comparable homes, or a prediction of what you will pay.

How do rent and monthly ownership costs compare?

For an older, separate measure, the U.S. Census Bureau's 2020-2024 QuickFacts lists San Antonio median gross rent at $1,324; its Austin city table lists $1,729. These are historical survey medians, not September 2026 asking rents or quotes for comparable apartments. Use current listings and lease terms for a move you are making now.

A purchase decision also needs more than the sale price. Texas property taxes depend on the specific property, local taxing units, appraised value and any applicable exemptions; the Texas Comptroller explains the local property-tax system. Ask for the actual property record, insurance quote, HOA charges and lender Loan Estimate for each address. Do not treat a lower asking price or a lender's rough preapproval as a complete budget.

What matters if you are moving for military service?

Joint Base San Antonio has primary locations at Fort Sam Houston, Lackland and Randolph. Start with your actual duty location and likely gate, then check the specific route and travel time at the hours you expect to travel. A citywide average cannot answer that question for you. If you receive Basic Allowance for Housing, use Military OneSource's BAH overview and current-rate link for your own circumstances; BAH is not a mortgage approval or a guarantee that ownership costs will fit the allowance.

Eligible borrowers may use a VA-backed purchase loan with no down payment and no monthly mortgage insurance, but a lender must still approve the loan and a VA funding fee may apply unless the borrower qualifies for an exemption. Which city fits your decision?

  • If purchase price is the main constraint: compare current homes with similar features and full address-level costs, supported by recent comparable sales.
  • If a specific job or duty station drives the move: test each candidate home's actual route, schedule and travel costs. Do not use an unsourced citywide commute estimate.
  • If renting first is an option: compare current lease offers and moving costs with ownership estimates for the time you expect to stay. The older Census rent medians are context, not a rent quote.
