Retiring in San Antonio as a Veteran (2026): What It Costs, Where to Buy, and the Tax Breaks You Keep

by Christopher Beal

The short answer: San Antonio works well for most retiring veterans, and the reasons are specific rather than general. Texas has no state income tax. A veteran awarded 100% VA disability compensation, through either a 100% disability rating or a VA determination of individual unemployability, can receive a full property tax exemption on ONE qualifying residence homestead, applied for through the appraisal district where the property sits (Texas Tax Code Section 11.131; Texas Comptroller, checked September 22, 2026). Installation privileges at JBSA follow your own retired or veteran status and ID eligibility rather than your address, and health coverage is a separate question that depends on your TRICARE plan and enrollment. On price, this guide no longer quotes market figures. The earlier numbers came from pulls whose filters, window, coverage and ordering I can no longer produce, and a figure I cannot show the working for is not worth publishing. Ask me and I will run a current pull for the ZIP or community you are actually considering.

Key Takeaways

  • A veteran awarded 100% VA disability compensation, through either a 100% disability rating or a VA determination of individual unemployability, can receive a full Texas property tax exemption on one qualifying residence homestead, applied for through the appraisal district. The dollar saving depends on appraised value and local tax rates
  • Texas has no state income tax and no state estate or inheritance tax
  • Retired service members generally keep JBSA installation privileges such as commissary and exchange, based on their own eligibility and ID. Health coverage is separate and depends on your TRICARE plan and enrollment
  • Market figures have been removed from this guide pending a pull whose filters and coverage can be shown. Ask for current numbers on the specific ZIP or community before you budget
  • The Audie L. Murphy VA Medical Center and Brooke Army Medical Center anchor a large military and veteran medical network here, though access depends on your category and plan
  • Verified age-restricted options near San Antonio include Del Webb's Hill Country Retreat in the Alamo Ranch area (ZIP 78253) and Toll Brothers' Regency at Esperanza in Boerne. Ask for a current price pull before you budget; the ranges quoted online move

Why Is San Antonio One of the Best Places for Veterans to Retire?

San Antonio is not just another affordable Sun Belt city - it is built around the military. Joint Base San Antonio (JBSA), comprising Lackland Air Force Base, Randolph Air Force Base and Fort Sam Houston, is one of the largest joint base complexes in the Department of Defense. For a retiring service member that can mean installation privileges, commissary and exchange access, healthcare options and a large local veteran community. Those privileges follow your own retired or veteran status and ID eligibility, not your address, so confirm what you personally qualify for rather than assuming the city confers it.

Beyond base access, the financial math is extraordinarily favorable. Texas charges no state income tax - meaning military retirement pay, Social Security, VA disability compensation, and investment income all stay in your pocket. Add the Texas property tax exemption for veterans awarded 100% VA disability compensation through either a 100% disability rating or a VA determination of individual unemployability, which can remove property tax on one qualifying residence homestead when claimed through the appraisal district, and retirement income stretches further here than it does in most states. Build your own comparison from real numbers: property tax rates, insurance and utilities vary by ZIP and by taxing unit inside Bexar County.

The climate - while warm - features mild winters that allow year-round outdoor activity without the brutal cold of northern states. The Hill Country to the northwest provides stunning natural beauty, with rivers, state parks and wine country a short drive northwest of the city. And San Antonio's cultural richness - a city of 1.5 million with world-class museums, the River Walk, and a robust culinary scene - ensures retirees never run out of things to do.

Should You Buy Before or After You Retire From the Military?

You can buy either way, but the timing changes four things: the income a lender can count, whether you pay the VA funding fee, your Texas property tax, and how your final move is paid for. The short version: buy before you retire only if the payment clearly works on the income you will have after you retire, and you are sure San Antonio is home. If your job, your disability rating or your location is still open, waiting or renting first is a sound plan.

  • Within 12 months of leaving active duty: VA's underwriting rule requires the lender to document something more, such as proof of an extension, a valid offer of local civilian employment, your statement of intent with your commanding officer's confirmation, or other unusually strong factors like at least 10 percent down or significant cash reserves (38 CFR 36.4340).
  • Retired pay counts: the same rule says income cannot be discounted just because it comes from a pension or retirement benefit. It also cautions that for 20-year retirees, retirement income in many cases may not be enough by itself for the loan amount sought, and it reduces the residual income figure by at least 5 percent when there is a clear indication you will keep using facilities on a nearby base.
  • Funding fee timing: VA lists you as exempt if you receive VA disability compensation, are eligible but receive retirement pay instead, or are a service member with a proposed or memorandum rating from a pre-discharge claim before your loan closes. If a rating arrives after closing with an effective date before it, you may qualify for a refund (VA.gov, funding fee). If a claim is in motion, tell your lender before you pick a closing date.
  • Final move: retirees are generally eligible for a government-funded move to a home of selection within time limits that depend on your situation. Get your exact deadline from your transportation office before you sign.

What This Video Covers

In under five minutes I walk through the before-or-after decision in order: what a lender can count when you are close to retirement, why retired pay counts but may not cover the loan you want on its own, how a pre-discharge rating can remove the funding fee if it arrives before closing, how your rating band changes Texas property tax, and why you should confirm your final-move deadline first. The rule I end on: never buy a payment that only works on the active-duty paycheck you are about to lose.

What Texas Tax Advantages Do Veteran Retirees Receive?

Texas's tax structure is among the most veteran-friendly in the nation. Here is a complete breakdown of what retiring veterans keep in their pockets:

Tax Type Texas Policy Benefit to Veteran Retiree
State Income Tax None Military pension, VA comp, Social Security all untaxed at state level
Property Tax - 100% Disabled Veteran Full exemption on one qualifying residence homestead for a veteran awarded 100% VA disability compensation, through either a 100% disability rating or a VA determination of individual unemployability; applied for through the appraisal district (Tax Code 11.131) Removes property tax on that homestead; the dollar amount depends on appraised value and local rates
Property Tax - Partial Disability Tiered $5,000 to $12,000 exemption at 10% to 90% (Tax Code 11.22, separate application) Reduces annual property tax bill proportionally
Homestead Exemption $140,000 off school district taxable value (Tax Code 11.13(b)) Stacks on top of veteran disability exemption
Estate / Inheritance Tax None No Texas estate or inheritance tax is owed on the estate. Federal estate tax, probate and any debts against the estate are separate questions for an attorney or CPA
Capital Gains Tax (state) None Investment income from home sales untaxed at state level

Sources: Texas Comptroller, 100 Percent Disabled Veteran and Surviving Spouse FAQ and Property Tax Exemptions overview, both checked September 22, 2026. Geography: Texas. The illustration below uses the Comptroller's published appraised-value and school-exemption amounts; it uses no local tax rate. Amounts are statutory and are not a calculation of your bill.

To claim the full residence homestead exemption under Tax Code Section 11.131, file the Application for Residence Homestead Exemption, Comptroller Form 50-114, with the Bexar County Appraisal District (BCAD) together with the VA award documentation the district asks for. The usual filing deadline is April 30, and the Comptroller states you may file for the 100 percent disabled veteran exemption up to five years after the delinquency date for those taxes. The exemption does not move with you on its own. A veteran who buys a different home must apply for the new residence homestead; the exemption may start immediately once that homestead qualifies, with tax due for the part of the year before it started. Section 11.22 partial exemptions for ratings below 100 percent are a separate benefit with their own application, and a qualifying surviving spouse who has not remarried follows separate rules, including a limit tied to the dollar amount exempted on the former homestead.

The Comptroller's own worked example, and what it does and does not show. The Texas Comptroller illustrates the general residence homestead exemption this way: if your home is appraised at $300,000 and you qualify for the $140,000 exemption mandated for school districts, you pay school taxes on the home as if it were worth $160,000 (Texas Comptroller, Property Tax Exemptions, checked September 22, 2026). Read that carefully, because it is the general homestead exemption and it applies to the school portion of your bill only. The disabled-veteran exemption under Section 11.131 is a different and larger thing: for a veteran awarded 100% VA compensation through a 100% rating or individual unemployability, it exempts the total appraised value of one qualifying residence homestead, so in that case there is no remaining taxable value to apply a rate to. I am deliberately not publishing a dollar saving. That figure depends on the appraised value Bexar CAD sets for your specific parcel, which is not your purchase price, and on the rates the taxing units covering that parcel adopt each year. Pull the parcel and its actual rates. I am a REALTOR, not a tax advisor.

Check These Five Things for Your Own Address

Almost every number in a retirement guide is a starting point rather than your number. These five checks are the ones that move the math, and each is done against a named official record rather than an estimate. Do them on the specific address before you write an offer.

  1. Pull the parcel, not the ZIP. Search the address at the Bexar County Appraisal District (or the appraisal district for Comal, Kendall, Medina or Bandera). Write down the appraised value and the exact list of taxing units for that parcel. Your purchase price is not your taxable value, and two houses on the same street can sit in different taxing units.
  2. Confirm which exemption you qualify for, in writing. The full residence homestead exemption is Tax Code Section 11.131. It applies to a veteran awarded 100% VA compensation through either a 100% disability rating or a determination of individual unemployability, on one qualifying residence homestead, and is claimed on Comptroller Form 50-114 at the appraisal district where the property sits. The tiered partial exemption for ratings from 10 to 90 percent is Section 11.22 and is a separate application. A surviving spouse follows separate rules. Start at the Texas Comptroller exemptions page.
  3. Ask VA and TRICARE about you, not about the city. VA health care and TRICARE are different systems with different eligibility rules, and care at a military hospital can be space-available. Confirm your enrollment, plan and copay position before you choose a house based on how close it is to a hospital.
  4. Get the funding fee and concession position from a lender in writing. Whether you owe the VA funding fee turns on receiving or being eligible to receive VA compensation for a service-connected disability, not on a rating percentage; the pre-discharge memorandum-rating and Purple Heart categories also carry timing conditions tied to your closing date. Seller concessions are capped at 4% of the reasonable value on the VA Notice of Value, which is not the sale price. Ask your lender to state both in the Loan Estimate.
  5. Read the HOA resale certificate during the option period. In an age-restricted community it carries the occupancy rule, the transfer fees and the amenity terms. It is the document that tells you whether the community works for your household, and it is worth reading in full while you still have the option period to act on it.

If you want the parcel pull, the current segment numbers for a specific community, and a lender who has closed a VA loan with disability compensation as income, call or text me at (210) 882-8583 and I will put them in front of you.

What JBSA Benefits Do Military Retirees Keep After Retiring?

Retired service members who hold a valid uniformed services ID card generally keep installation privileges, and JBSA is one of the largest joint base complexes in the Department of Defense. Eligibility, the categories of people covered and what any one installation actually offers are set by DoD and by that installation, not by where you live, so confirm your own category and bring your ID. Here is the general picture:

  • Commissary access: Grocery shopping at JBSA-Lackland, JBSA-Randolph or JBSA-Fort Sam Houston. The Defense Commissary Agency publishes its own savings estimates, which vary by region, by household and by what you buy. Treat any single percentage or annual dollar figure as an estimate rather than a guarantee.
  • Base Exchange (AAFES): Tax-free shopping at the Main Exchange on Lackland or Randolph, including electronics, clothing, automotive, and dining. Online ordering ships to any address.
  • Fitness centers: All three JBSA installations have fitness facilities, pools and recreation facilities. Access rules and any fees are set by the installation and can change, so confirm with the facility before you count on it.
  • TRICARE For Life: TRICARE lists TRICARE For Life among the retiree plan options with Medicare Part A and Part B coverage. Age alone does not qualify you. Confirm your eligibility, enrollment and plan directly with TRICARE before you rely on it.
  • Brooke Army Medical Center (BAMC): TRICARE states that retirees may be able to get care at military hospitals and clinics if space is available. Whether BAMC can see you depends on your beneficiary category, your plan, the service you need and appointment availability. Living near a military hospital does not guarantee access or coverage.
  • Morale Welfare and Recreation (MWR): Includes golf courses (Randolph Oaks Golf Course, Fort Sam Houston Golf Course), bowling alleys, auto hobby shops, outdoor recreation equipment rentals, and discounted tickets to attractions such as SeaWorld San Antonio and Six Flags Fiesta Texas, where the installation ticket office offers them.
  • Legal assistance: Free legal aid services for estate planning, powers of attorney, wills, and tax preparation are available at JBSA installations.
  • Military OneSource (time-limited): Military OneSource lists retired service members and their immediate family members as eligible until 365 days past the end of tour of service or the retirement date. Survivor eligibility follows separate rules, so check your own category with Military OneSource.

What Are the Best Healthcare Options for Veteran Retirees in San Antonio?

San Antonio has one of the most comprehensive military and veteran healthcare ecosystems in the United States. Veteran retirees here can draw on several overlapping networks, but none of it is automatic. VA health care and TRICARE have different eligibility rules, and what any one facility can provide depends on your beneficiary category, your plan and appointment availability.

Audie L. Murphy VA Medical Center (7400 Merton Minter Blvd, San Antonio) is the main VA hospital serving the South Texas Veterans Health Care System. It includes a full-service hospital alongside mental health, spinal cord injury and blind rehabilitation services, and the system operates community-based outpatient clinics across the metro area; I have not verified the current clinic count for this update. What you pay for VA care depends on your enrollment priority group, your service-connected status and the specific service, so confirm your own copay position with VA rather than assuming it is free.

Brooke Army Medical Center (BAMC) at Fort Sam Houston is a major U.S. Army medical center and a Level I trauma center, with well-known burn care, amputee rehabilitation and complex surgical programs. I have not re-verified the current count of Level I trauma centers in the city for this update.

Civilian hospital networks for TRICARE or civilian insurance include Methodist Healthcare System, Baptist Health System and University Health, the county system, with UT Health San Antonio providing academic medical care through its faculty physicians. Facility counts change and are not re-verified here; what matters for your decision is whether a specific hospital and specific physicians accept your plan, which is a question for the provider and for TRICARE.

What Are the Best Neighborhoods for Veterans Retiring in San Antonio?

Which area fits depends on your budget, how far you are willing to drive to care and to an installation, and whether you want land or low maintenance. The corridors below are described by geography, housing features and what is near them:

Stone Oak / Rogers Ranch (ZIP 78258): A large master-planned area on the north side, made up of HOA communities with trail systems, sitting near North Central Baptist Hospital and the US-281 corridor toward the South Texas Medical Center. Rogers Ranch, Mountain Lodge and Hidden Canyon are among the named subdivisions here. If a single-story floorplan matters to you, search for it as a filter rather than assuming the area is built that way.

Northwest San Antonio / 78249 (Medical Center / UTSA Corridor): Woods of Shavano, Hunters Chase and Parkwood are among the named subdivisions in this ZIP. The practical attribute here is location: the ZIP borders the South Texas Medical Center, where a large number of the city's hospitals and specialist clinics are concentrated in one corridor. If short drives to care are the priority, this is the geography to look at first.

Boerne and Fair Oaks Ranch (Hill Country): Larger lots and Hill Country terrain. Boerne (ZIP 78006) is in Kendall County rather than Bexar, which means a different appraisal district, different taxing units and a different school district from most of San Antonio. Fair Oaks Ranch (ZIP 78015) is a separate city whose limits cross Bexar, Kendall and Comal counties, so check which county and taxing units a specific address falls in. Esperanza, Corley Farms and The Ranches at Creekside are among the named subdivisions in the Boerne area. I have not published price figures or drive times to JBSA-Lackland and the Audie Murphy VA, because I do not have a reproducible pull for the first or a sourced route measurement for the second; ask and I will run both.

What Are the Best 55+ Active Adult Communities Near San Antonio for Veterans?

Age-restricted and active adult communities offer low-maintenance living, social programming, and on-site amenities that appeal to many veteran retirees. Two that I have verified near San Antonio are below. Confirm the occupancy rule and current availability for any community before you plan around it:

Hill Country Retreat (Del Webb, Alamo Ranch area, ZIP 78253): A gated, age-restricted Del Webb community on the far west side, reached from Alamo Ranch Parkway near TX-151, on the JBSA-Lackland side of town. Its addresses are San Antonio 78253; it is not in the City of Helotes, as an earlier version of this guide said. Amenities include an amenity center, outdoor pool, pickleball courts and an organized social calendar. Installation privileges depend on your own eligibility and ID, not on living here. I have not published a drive time or a price range because I do not have a sourced measurement for either; ask and I will run both.

Regency at Esperanza (Toll Brothers, Boerne, ZIP 78006): A 55+ active-adult community within the Esperanza master-planned community in Boerne, in Kendall County. Toll Brothers lists a clubhouse with a resort-style pool, a fitness center, pickleball and bocce courts, and hiking and biking trails (Toll Brothers community page, checked October 14, 2026). Kendall County means a different appraisal district and different taxing units from Bexar. I have not published a drive time or a price range because I do not have a sourced measurement for either; ask and I will run both.

Correction, October 14, 2026: An earlier version of this guide also recommended "Heritage at Hollywood Park" and "Timber Ridge at Canyon Lake" as age-restricted communities. I could not find either one in any builder listing, public record or community directory, so both have been removed. I apologize for the error.

Gated and Acreage Communities: The Dominion and Cordillera Ranch

At the gated and larger-acreage end of this market the choices narrow to a handful of communities. I have not published price bands or a cross-city comparison for them, because I do not have a reproducible, like-for-like dataset for either. What follows is what each place actually is:

The Dominion (northwest SA, 78257): A long-established gated golf community on the northwest side, built around custom and semi-custom homes. One correction worth making, because it appears all over the internet: the Valero Texas Open is not played at The Dominion. Its host is the Oaks Course at TPC San Antonio on the north side. Country club membership is available with golf, tennis, swimming and dining. Drive times to JBSA-Lackland and to the Audie Murphy VA depend on which gate you use and what hour you travel, so ask me to run the exact route before you decide.

Cordillera Ranch (Boerne, Kendall County): A master-planned Hill Country community in Boerne, Texas, built around larger custom homes on acreage lots, some of them on the river. The club amenities include golf, equestrian facilities, spa, fitness center, and river park. Boerne sits in Kendall County, northwest of San Antonio and well outside Loop 1604; I have not published a mileage or drive-time figure because I do not have a sourced route measurement. The area is zoned to Boerne Independent School District; confirm campus assignment with the district for the exact address.

How Does the Texas Veterans Land Board Help Veterans Buy Retirement Homes?

The Texas Veterans Land Board (VLB) runs land and home loan programs for Texas veterans. They sit alongside the VA home loan benefit rather than inside it:

  • Veterans Housing Assistance Program (VHAP): The Texas General Land Office states that eligible Texas veterans, military members and their spouses may receive up to $832,750 on a fixed-rate loan for 15, 20, 25 or 30 year terms, and that veterans with a VA service-connected disability rating of 30 percent or greater qualify for a discounted interest rate. That is a state program maximum and is separate from VA's full-entitlement rules. Eligibility turns on Texas residency, age and qualifying service, and the active-duty, Guard, reserve, veteran and surviving-spouse categories have different conditions, so there is no universal 90-day test. Confirm your category with VLB and a participating lender.
  • Veterans Land Program: Land financing for eligible Texas veterans buying rural property in Texas, which is what most Hill Country acreage buyers are asking about. Confirm the current loan maximum, minimum acreage and eligibility directly with VLB before you plan around them; those terms change and I could not verify the older figures against a current official page.
  • Home improvement loans, do not plan around them: The August 21, 2026 Texas Register reports that the board voted on July 28, 2026 to discontinue offering VLB home improvement loans, with the accompanying rule amendments still only proposed at that time. The GLO loans page for veterans now lists land and home lending without a home improvement offer. If accessibility work such as ramps, a bathroom modification or widened doorways is part of your plan, confirm current options with VLB before you budget for it.

VLB programs are administered separately from VA home loans and have their own application process at vlb.texas.gov. Learn more about VA home loan options at veteranrealestatesa.com/va-home-loans.

San Antonio vs Florida vs Arizona: Which Is the Best State for Veteran Retirement?

Florida, Arizona and Texas all come up when retiring service members weigh where to land, and each has real strengths. Here is what I can and cannot tell you about how they compare:

This guide used to carry a side-by-side table of the three states. I have taken it out. Its price bands were unsourced, and its one-word tax cells hid the fact that these states do not use the same eligibility test. Here is what I can actually stand behind. Texas and Florida levy no state income tax; Arizona applies a 2.5 percent flat rate. Texas exempts the total appraised value of one qualifying residence homestead for a veteran awarded 100 percent VA compensation through a 100 percent disability rating or a determination of individual unemployability, under Tax Code Section 11.131 (Texas Comptroller, checked September 22, 2026). I am making no claim about what Florida or any other state grants a disabled veteran: I did not verify those rules, and the FAQ below says what was and was not checked. San Antonio is inland and does not carry the Gulf Coast hurricane exposure that Tampa and South Florida do. On price, compare the specific ZIPs you would actually buy in, using each market's own MLS data.

San Antonio is inland, so it does not carry the Gulf Coast hurricane exposure Tampa and South Florida do, and it has a large established military medical infrastructure. Against Arizona, the clearest difference is the state income tax. Which state actually comes out ahead depends on your own numbers: the exemption you qualify for, where your care will come from, and the price band you are really buying in. Compare the specific ZIPs you would buy in rather than metro-wide medians.

How to Get Market Numbers You Can Actually Check

This guide used to print a table of median sale prices, days on market and months of supply for three retirement ZIPs. I have removed it. The figures came from a pull I can no longer reproduce: I do not have the filter string, the status and property-type set, the population count or the ordering behind them, and a market number you cannot audit is not something you should price a house against. Dating it April 2026 would not have fixed that.

Here is what to ask for, from me or from any agent: the exact geography; the closing-date window; the status and property-type filters; the returned record count, verified total matching count and ordering; and whether complete coverage was established or a record cap was reached. Treat a result at the 1,000-record cap as a sample unless complete coverage has been established. A sample result must identify its sample size and must not be presented as the citywide median.

Ask me for a pull on the specific ZIP or subdivision you are considering and I will send the figures with that scope and coverage information attached.

If you have full VA entitlement there is no VA loan limit. VA states that a veteran with full entitlement does not have a loan limit as long as the lender approves the loan amount and the property appraisal supports the purchase price, so the real constraints are underwriting and the appraisal rather than a county cap. County loan limits only enter the math when your entitlement is reduced, for example because you still have an active VA loan on another property. VA also sets no minimum credit score; individual lenders set their own. Learn more at veteranrealestatesa.com/va-home-loans.

What Do 55-Plus and Retirement Homes Cost in San Antonio?

Honestly: I am not going to print a number here. This section used to carry an August 2026 SABOR pull for two communities, a chart of it, and a set of conclusions drawn from it. The pull cannot be reproduced from my records, so the figures, the chart and the conclusions are gone rather than dated and disclaimed.

Build the budget from the specific property. Use comparable closed sales for the purchase-price decision. For recurring costs, obtain the mortgage payment if financing, insurance quote, property-tax estimate, HOA dues, utilities and maintenance allowance. Use the appraisal district for the county where the property sits and review the HOA resale certificate for dues, transfer fees and amenity assessments. Separately, months of supply is active listings divided by average monthly closed sales over the trailing twelve months for the same subdivision and property filters; it is a market indicator, not a component of the household budget.

Check the community's actual occupancy rule. Compare its listings and closed sales using consistent filters, and use months of supply alongside the condition, price and terms of the specific property. It does not guarantee negotiating leverage.

Who Is the Best Realtor for a Military Retiree Buying in San Antonio?

Look for an agent who is a veteran, holds the Military Relocation Professional designation, and can show you closed retirement-segment transactions, not just a military-friendly banner on a website. Retirement buying is a different transaction from a PCS purchase. There is no report date forcing the timeline, the money usually comes from a pension plus VA disability plus sale proceeds from a prior duty station, and the property has to work for the next twenty-five years rather than the next three.

I am Christopher Beal, a U.S. Army veteran and the Owner of Veteran Real Estate San Antonio, brokered by eXp Realty (TREC License #723559). A large share of my work is with military retirees choosing where to land permanently. My full background and credentials are in the author note at the end of this guide.

What to Ask Why It Matters for a Retiring Veteran Good Answer Sounds Like
Have you closed in an age-restricted community? HOA age-verification, resale certificates, and amenity transfer fees behave differently than a standard subdivision. Specific communities and dates, not "we work all over town."
How do you handle a VA loan with disability compensation as income? Whether nontaxable income such as VA compensation is grossed up, and by how much, is a lender and investor decision that varies. It changes what you qualify for, so ask rather than assume. A named lender who has done it, and an accurate statement of the VA funding fee exemption: it turns on receiving or being eligible to receive VA compensation for a service-connected disability, not on hitting a particular rating percentage.
What is the property tax picture after the exemption? A veteran awarded 100% VA disability compensation, through a 100% rating or individual unemployability, can owe no property tax on one qualifying residence homestead. That can swing affordability by hundreds a month. An estimate built from the actual Bexar CAD parcel, not a generic 2.2% rule of thumb.
How far is the nearest military treatment facility and commissary? Retirees generally keep JBSA installation privileges. Drive time to BAMC or Wilford Hall is a daily-life factor. Real drive times by community, at the hours you would actually travel.
Will you show me the segment data before I pick a neighborhood? Months of supply can differ sharply between age-restricted and conventional inventory, and that difference is what sets your negotiating room. A current SABOR pull by subdivision, not a national article.

If you are still weighing whether to buy at all versus rent first, or whether to keep a home at your last duty station, my downsizing and lock-and-leave guide and the medical retirement home-decision timeline cover those forks in detail. For the gated and amenity-heavy end of the market, see the San Antonio gated communities breakdown.

Frequently Asked Questions

Is San Antonio a good place to retire for veterans?

For most retiring veterans yes, and for specific reasons. Texas has no state income tax. A veteran awarded 100% VA disability compensation, through either a 100% rating or a VA determination of individual unemployability, can receive a full property tax exemption on one qualifying residence homestead, applied for through the appraisal district. Retirees generally keep JBSA installation privileges such as the commissary and exchange, while health coverage depends separately on your TRICARE plan and enrollment, and care at a military hospital may be space-available. The Audie L. Murphy VA Medical Center and Brooke Army Medical Center anchor a large military and veteran medical network here. Housing is the variable, so run the numbers for the ZIP and price band you would actually buy in.

What is the VA disability property tax exemption in Texas?

Tax Code Section 11.131 exempts the total appraised value of the residence homestead of a Texas veteran awarded 100 percent VA disability compensation, through either a 100 percent disability rating or a VA determination of individual unemployability. It applies to that one qualifying residence homestead, not to every property the veteran owns, and the dollar saving depends on appraised value and local rates. Section 11.22 provides separate tiered partial exemptions for ratings from 10 to 90 percent, with its own application. File the Application for Residence Homestead Exemption, Comptroller Form 50-114, with the appraisal district where the property is located. The usual deadline is April 30, and the Comptroller states this exemption may be filed up to five years after the delinquency date for those taxes. A qualifying surviving spouse who has not remarried follows separate rules.

What JBSA benefits are available to military retirees in San Antonio?

Military retirees with a valid ID generally retain installation privileges at JBSA: commissary, Base Exchange, fitness and recreation facilities, legal assistance and Morale Welfare and Recreation programs. Health coverage is a separate question. TRICARE lists retiree plan options including TRICARE Prime, TRICARE Select and TRICARE For Life with Medicare Part A and Part B coverage, and states that retirees may be able to get care at military hospitals and clinics if space is available. Military OneSource is time-limited for retirees, generally until 365 days past the end of tour of service or the retirement date, with separate rules for survivors. JBSA covers three installations: Lackland, Randolph and Fort Sam Houston.

What are the best 55+ communities in San Antonio for veterans?

Two age-restricted communities I have verified near San Antonio are Hill Country Retreat (Del Webb, Alamo Ranch area, ZIP 78253) and Regency at Esperanza (Toll Brothers, Boerne, ZIP 78006). Sun City Texas in Georgetown is a large Del Webb campus but it is north of Austin, well outside this metro. Stone Oak and Rogers Ranch in ZIP 78258 also draw retirees who want a single-story home without an age restriction. I have deliberately not quoted price ranges for any of them: the pulls behind the figures this guide used to carry cannot be reproduced from my records, and a range I cannot show the filters for is not useful to you. Ask and I will pull current numbers for the specific community.

How does San Antonio compare to Florida and Arizona for veteran retirement?

Texas and Florida both have no state income tax; Arizona has a 2.5 percent flat rate. On property tax, do not assume one state's rule carries into another. Texas exempts the total appraised value of ONE qualifying residence homestead for a veteran awarded 100 percent VA compensation, through either a 100 percent disability rating or a determination of individual unemployability, under Tax Code Section 11.131, applied for at the appraisal district where the property sits (Texas Comptroller, checked September 22, 2026). Arizona enacted a primary-residence exemption for a veteran with a 100 percent service-connected rating in H.B. 2792, signed February 12, 2026 and applying to tax years beginning January 1, 2026; that was checked on September 10, 2026 and its conditions were not re-verified for this update. I am making no claim about Florida: I did not check its rules, so ask the Florida Department of Revenue and the county property appraiser directly. San Antonio is inland, so it does not carry the Gulf Coast hurricane exposure that Tampa and South Florida do, and it has a large established military medical infrastructure in BAMC and the Audie Murphy VA. Summers are hot in all three. Price bands differ by submarket everywhere, so compare the specific ZIPs you would actually buy in rather than metro-wide medians.

What is the Veterans Land Board and how does it help Texas veterans?

The Texas General Land Office states that the VLB Veterans Housing Assistance Program offers eligible Texas veterans, military members and their spouses up to $832,750 on a fixed-rate loan for 15, 20, 25 or 30 year terms, with a discounted interest rate for veterans who have a VA service-connected disability rating of 30 percent or greater. VLB also offers land loans. Do not plan around a VLB home improvement loan: the August 21, 2026 Texas Register reports the board voted on July 28, 2026 to discontinue offering them, with the rule amendments still only proposed at that time. Eligibility turns on Texas residency, age and qualifying service, and the categories differ, so confirm yours with VLB rather than assuming a 90-day test.

What healthcare options do veteran retirees have in San Antonio?

San Antonio has a deep military and veteran medical footprint. The options include Brooke Army Medical Center at Fort Sam Houston, a Level I trauma center; the Audie L. Murphy VA Medical Center and its outpatient clinics; UT Health San Antonio affiliated hospitals; Methodist Healthcare System; and Baptist Health System facilities. Two qualifications matter. VA health care and TRICARE have different eligibility rules, and care at a military hospital or clinic may be space-available. TRICARE For Life is listed as an option with Medicare Part A and Part B coverage, and whether a given civilian provider accepts it is a question for that provider and for TRICARE, not an assumption to make from a map.

What luxury retirement neighborhoods are best for retiring military officers in San Antonio?

The gated and larger-acreage communities in this market are concentrated in a few places: The Dominion (northwest San Antonio, a gated golf community), Cordillera Ranch (Boerne, a master-planned Hill Country community), Stone Oak and Rogers Ranch in ZIP 78258, and the Boerne and Fair Oaks Ranch corridor (Boerne is in Kendall County; Fair Oaks Ranch crosses Bexar, Kendall and Comal counties). What they actually offer is golf access, Hill Country terrain and larger lots. I am not quoting price bands for them here, because the pulls behind the figures this guide used to carry cannot be reproduced from my records. Ask for a current pull on the specific community before you set a budget.

Does Texas have estate tax or inheritance tax for veterans?

No. Texas has no state estate tax and no state inheritance tax. Texas imposes no state estate or inheritance tax on the transfer of those assets. This makes Texas - and San Antonio specifically - a strong generational wealth-building location. Combined with the residence homestead exemption and, where the veteran qualifies, the disabled veteran exemption, Texas's property tax structure is favorable for military households holding real estate long term. I am a REALTOR, not a tax advisor or an attorney; confirm estate questions with a Texas attorney or CPA.

What is the Serve & Save program and how does it help veteran buyers in San Antonio?

Serve & Save is my closing-cost credit for veteran and active-duty buyers. It is 1% of my gross buyer-agent commission for each verified year of active service, credited toward the buyer's closing costs. It is not cash back, it is not a percentage of the purchase price, and it is buyer-side only. The credit requires lender approval and has to appear on the Closing Disclosure. For a retiree on a fixed income it reduces what you bring to the table on closing day. Learn more at veteranrealestatesa.com/serve-and-save.

How do I tell whether a 55-plus community is a buyer's market?

Use months of supply for the community you care about: divide its active listings by its average monthly closed sales over the trailing twelve months, using the same subdivision and property filters. It is one market indicator, not a guaranteed dividing line for who can negotiate. Compare it with the current listings and comparable closed sales for your property. A capped citywide sample does not establish what one subdivision is doing. Ask and I will run the calculation for your community and provide its scope and coverage information.

How much can a seller pay toward my closing costs on a VA loan in San Antonio?

Two different things get confused here. VA states that it does not limit credits a seller or builder offers toward your loan's closing costs, but it does limit seller concessions to no more than 4% of the home's reasonable value, the figure on the VA Notice of Value your lender gives you, which is not necessarily the sale price. VA defines a concession as anything of value added to the transaction at no extra cost to the buyer, such as a credit for the funding fee, debt payoff or prepaid hazard insurance. Separately, on a purchase loan you can finance only the VA funding fee into the loan; all other fees and charges are paid at closing. On the funding fee itself, the test is not a percentage rating. VA lists you as exempt if you are receiving VA compensation for a service-connected disability; are eligible to receive it but are taking retirement or active-duty pay instead; are receiving Dependency and Indemnity Compensation as the surviving spouse of a veteran; are a service member who has received a proposed or memorandum rating before the loan closing date that says you are eligible to get compensation because of a pre-discharge claim; or are an active-duty member who provides evidence of a Purple Heart on or before the loan closing date. The timing and the wording of that rating both matter, so have your lender confirm which category you fall in. Do I have to be 55 to buy in a Del Webb community near San Antonio?

Typically at least one occupant must be 55 or older and the community enforces an occupancy rule under the federal Housing for Older Persons Act, commonly requiring that 80% of occupied units have a qualifying resident. Rules vary by community and are spelled out in the HOA resale certificate, so read that document during your option period rather than relying on what a listing says. That age rule also narrows the pool of eligible buyers, which is a plausible reason resale listings in these neighborhoods can sit longer than in conventional subdivisions; I have not measured that relationship here.
