If you own a home in San Antonio, there's a good chance you'll see a Notice of Appraised Value each spring that makes you do a double-take. The good news is that Texas gives you a formal way to challenge an appraised value through the Appraisal Review Board (ARB). In this 2026 guide, I'll walk you through how the Bexar County protest process works, what deadlines matter most, and how to build an evidence packet that is actually persuasive.
And because many of the families I serve are active-duty military or veterans, I'll also highlight a few veteran-specific angles -- like how exemptions can reduce the taxable value of your home and why protesting early can help you plan your housing budget when you're preparing for a PCS.
When is the 2026 deadline to file a Bexar County property tax protest?
In most cases in Texas, the protest filing deadline is May 15 or 30 days after the appraisal district mails your notice, whichever is later.

What evidence actually helps you win an ARB hearing?
My simple framework: Build your evidence around Condition (what's wrong with the property), Comparables (what similar homes actually sell for), and Consistency (whether you're being assessed unfairly compared to similar properties).
Can exemptions reduce your taxable value even if you don't protest?
Yes. A protest challenges the value, while exemptions reduce the taxable value for certain taxes if you qualify. BCAD notes homestead exemption applications are generally due by April 30. Certain disabled veterans may qualify for a full exemption of the total appraised value of the veteran's residence homestead if they have a 100% disability rating (or individual unemployability) from the VA.
Veteran note: If you're a disabled veteran (or surviving spouse of a qualifying veteran), you may be eligible for significant property tax relief. It's worth confirming your exemption status before you assume your projected monthly housing costs.
