Your BAH tells you what you can spend. It does not tell you what that number buys on the ground, and near Joint Base San Antonio the answer changes sharply depending on which side of your installation you search. The numbers below are closed-sale data pulled directly from the SABOR MLS for March 1 through August 28, 2026, covering the five ZIP codes military families ask me about most. Every figure is residential resale, single-family and condo included.

Three things this data tells a PCS buyer

1. The base does not set your budget. The side of the base does. Fort Sam Houston is the clearest example: a home in 78209 closed at a median of $601,500 this spring and summer, while 78218, which is a shorter drive to the same gate, closed at $225,000. That is a 2.7x spread on the same commute. If a listing agent tells you that homes near Fort Sam are out of reach on your BAH, they are quoting you one ZIP code.

2. You have real negotiating room right now. Every one of these five ZIP codes closed below asking price, in a band from 96.2 to 97.0 percent of list. On a median-priced home that is roughly $6,000 to $18,000 off the sticker, before you count seller-paid closing costs. This is not a market where you write over asking and waive your option period.

3. The clock is on your side, not the seller's. Average days on market ran 68 to 94 days across these ZIP codes. Homes are not selling in a weekend. A service member arriving with a 30 to 45 day window can realistically identify a home, negotiate, and close on a VA loan without panic-buying, provided the VA pre-approval is already in hand before the movers arrive.

Inventory is the other lever. The Live Oak corridor around Randolph (78233) had 239 active listings against 228 closed sales over six months, and the Lackland side (78227) had 139 active against 109 closed. Those are the two areas where a buyer has the most to choose from and the most leverage to ask for repairs or a rate buydown. Universal City (78148) is the tightest of the five relative to its sales pace, so plan to move faster there.
