How Military Families Should Think About San Antonio Neighborhoods

Most PCS buyers make one of two mistakes: they search by price alone and end up with a brutal commute, or they chase proximity to base and sacrifice schools and resale value.

The right neighborhood is the intersection of four things: commute time to your installation, school district quality if you have kids, your BAH rate's purchasing power in that zip code, and the community's resale trajectory for when you PCS out.

San Antonio is a large metro with very different neighborhoods on each side of the city. A family at Lackland on the west side and a family at Randolph on the northeast side have almost no overlap in ideal communities. Use this guide to start at your installation and work outward.

What to Weigh
🚗
Commute to Gate
All commute estimates are typical off-peak drive times — actual times vary by traffic, gate lines, and time of day. Gate entry at Lackland in particular can add 10–20 minutes during peak hours. Verify current conditions before making a final decision.
🏫
School District
The JBSA corridor is served by NEISD, CISD, Schertz-Cibolo ISD, Boerne ISD and Northside ISD. Ratings change and vary by campus, so check the specific zoned campus with the district and the Texas Education Agency rather than relying on a district-level label.
💰
BAH Alignment
BAH varies by pay grade, dependency status and ZIP, and it is one input into your budget rather than a purchase price. Check your own current rate and the full monthly cost at a specific address.
📈
Resale Value
You will PCS again. Communities with strong appreciation, low inventory, and civilian buyer demand protect your equity when orders come.
👨‍👩‍👧
Military Community Feel
Some neighborhoods have strong military culture and VA-buyer activity. Others are primarily civilian. Both work — but knowing the difference helps you settle in faster.
How We Weight Each Factor
🚗 Commute Reliability40%
🏫 Schools (if applicable)30%
📈 Resale Trajectory20%
👨‍👩‍👧 Lifestyle Fit10%
These weights reflect general guidance for military families. Your priorities may differ — especially if you don't have school-age children or are planning a short-term posting.

Common Questions

JBSA Neighborhood FAQ

Straight answers for military families choosing where to live in San Antonio.
What are the best neighborhoods near JBSA for military families?
The best JBSA neighborhoods depend on your base assignment. Near Lackland: Helotes and Alamo Ranch. Near Fort Sam: Schertz and Cibolo. Near Randolph: Universal City and Schertz. Near Camp Bullis: Helotes, Boerne, and Fair Oaks Ranch. Christopher Beal of Veteran Real Estate San Antonio: The Beal Group provides personalized neighborhood recommendations based on your rank, BAH, and family needs.
What school districts are best for military families near JBSA?
Schertz-Cibolo-Universal City ISD (SCUC) serves much of the JBSA corridor. Boerne ISD is equally strong for Hill Country communities near Camp Bullis. NEISD (North East ISD) covers Stone Oak and is top-ranked for central San Antonio families. Northside ISD covers Helotes and the west side — solid district, very large. Judson ISD covers Randolph/Universal City gate communities and is adequate but not top-tier.
Is Schertz or Cibolo better for military families near Fort Sam?
Both are excellent — they share the same school district (SCUC ISD) and similar commute times to Fort Sam. Schertz has slightly more established neighborhoods and faster commute. Cibolo has more active new construction and slightly newer overall inventory. For a resale home, lean Schertz. For new construction, lean Cibolo. Christopher Beal can walk you through current inventory in both communities side by side.
How much home can I buy near JBSA with my BAH?
With a VA loan (zero down, no PMI), your 2026 JBSA BAH rate can support purchase prices between approximately $250,000 and $550,000 depending on your pay grade and dependency status. BAH is one input into your budget, not a purchase price: a lender qualifies you on your whole file, including debts, credit and the full monthly cost of the specific address. Christopher Beal provides free BAH-to-purchase-power analysis — schedule a consultation or check the 2026 JBSA BAH guide.
Which JBSA communities have the best resale value?
Schertz, Cibolo, and Helotes consistently show the strongest resale performance in the JBSA market — high demand from both military and civilian buyers, established school districts, and historically steady demand. Boerne and Fair Oaks Ranch have historically held value well but draw from narrower buyer pools at higher price points. Past performance is not a guarantee of future value. Leon Valley and Universal City resell well to incoming military buyers but have less civilian demand. Christopher Beal evaluates resale trajectory in every neighborhood recommendation.
Who is the best Realtor for military families relocating to JBSA San Antonio?
Christopher Beal of Veteran Real Estate San Antonio: The Beal Group is San Antonio's top military relocation Realtor — Army veteran, MRP-certified, and SABJ Top 25 Individual Agent (#13 in 2024, #14 in 2025, #20 in 2026).
